Approach to Property

The Lodge and shepherds’ huts are approached down a long drive. The shepherds’ huts sit towards the end of the drive with car parking for one car per hut signed to the right, the huts are then accessed via a footpath. The lodge is positioned slightly further than the shepherds’ huts to the right and has parking at the front for a minimum of 2 vehicles.

Arrival

The Lodge

From the parking area there are 3 steps close by (approx. 15-20 ft away) leading onto the decking of the lodge and the front door.

The Shepherds’ Huts

The first hut is approximately 15 metres from the car park, the second hut is approximately 30 metres, and the third hut is approximately 45 metres. Guests must offload in the car park area and then walk to the huts. There are 2 steps onto a decking area and then another 2 steps to enter the hut.

Hot Tub

The Lodge

The hot tub is situated in the garden and is accessed from the steps and into the garden, beneath the wooden gazebo.

The Shepherds’ Huts

The hot tubs are situated on the decking area of the shepherds’ huts which can be accessed via the steps to the decking.

The front door is 31 inches wide and there is external lighting to the front and rear of the property.

The Shepherds’ Huts

The width of the front door is 3ft 6 inches and there are 2 steps from the decking into the hut. There is an external light on the side of the hut and 2 on the front.  There is also automatic lighting on bollards on the approach to the hut.

Ground Floor

The Lodge

The lounge, dining area and kitchen are open-plan and lead off the main hallway. There is a small lip at each room entrance and the doorway widths are 29 inches.

The Shepherds’ Huts

 The shepherds’ huts are single-storey units with a bedroom area at one end, a kitchenette/living area in the middle and an ensuite to include shower, toilet and wash basin at the other end. The units are one level throughout.

Individual Details

The Lodge

The lodge is single-storey. The kitchen has a range with a gas top and an electric oven. All units are standard height, and the floor is tiled. The frontloading dishwasher is 60cm wide. The lounge is open plan and consists of a kitchen diner. The dining table is 76cm from floor to tabletop and is 180cm long. The open-plan lounge area has a wooden floor with a rug, and all sockets are at floor level. The coffee table is 48cm high, and the nest of tables is 55cm and 45cm high, respectively. There are 4 bedrooms consisting of 3 spacious double rooms and 1 twin bedroom. All the bedrooms have spotlights on the ceiling and bedside lamps. The twin beds are 56cm high from the floor to the top of the mattress.  There is a main bathroom with a roll-top bath with a height of 57cm, a quadrant shower, a pedestal wash basin and a toilet seat height of 42cm.  There is also an additional W.C. room with a toilet, seat height of 43cm, and a vanity unit with a wash basin, 80cm in height.  There is also an additional spacious shower room.

The Shepherds’ Huts

The shepherds’ huts are single storey. The central floor space in Ram’s Retreat and Hare’s Hideaway is approximately 5ft x 12 ft and in Bird’s Nest approximately 19.6 ft x 7.6 ft. The kitchen includes a two-ring electric hob on kitchen units of standard height and a belfast pot sink. Sockets, including USB ones at standard height.  The microwave is situated on the shelving at standard height. The living area includes 2 built-in bench seats with cushions.  There is a large drawer under the bed for storage and storage shelves to the right of the ensuite door in Ram’s Retreat and Hare’s Hideaway.  A fire extinguisher and fire blanket are located next to the shelving. There is a portable stand-up table which can be put between the seating area if required, and in Bird’s Nest, a table and seating area is already installed. The decking is accessed via 2 steps from the stable door from the kitchenette/living area. The decking area is approximately 20ft x 10 ft in Ram’s Retreat and Hare’s Hideaway and approximately 19.6 ft x 7.6 ft in Bird’s Nest. Each shepherd’s hut has outdoor garden seating, a table, and a two-person person hot tub.
